Turnkey construction: one team from planning to final walkthrough

Most projects need a designer, sometimes an engineer, a permit office, an HOA and a dozen trades. With turnkey construction, you hire one company to coordinate all of it, and you deal with one person.

  • One contract and one point of contact
  • Design, permits and construction planned together
  • Written change orders, priced before work

What we coordinate for you

You make the decisions. We handle the people, paperwork and sequence that turn them into a finished project.

Site and feasibility

Survey, deed restrictions, HOA rules, floodplain status, soil and utilities, checked before design.

Design coordination

Drawings by licensed architects, engineers or residential designers where the project requires them, or your own architect’s plans.

Budget and selections

An itemized estimate, allowances for open selections and a schedule for choosing finishes.

Permits and approvals

City or county permits, HOA or covenant review, plan-review responses and inspections. See permit services.

Trades and materials

Scheduling and supervising every trade and ordering long-lead materials early enough to hold the schedule.

Communication

One project lead who answers your questions and keeps you updated from start to finish.

Turnkey or managing it yourself?

Hiring each part separately

  • Separate contracts with a designer, trades and suppliers
  • You schedule the trades and decide who fixes what
  • Gaps between drawings and what gets built land on you
  • You track permits, inspections and HOA approvals

Turnkey with BP Construction Group

  • One contract and one point of contact
  • We sequence the trades and own the schedule
  • Design and construction planned together from the start
  • Permits, inspections and approvals handled for you

How a turnkey project runs

  1. First visit

We walk the property, listen to what you need and look for anything that changes the plan.

  2. Feasibility and budget

Rules, site conditions and a budget range before money is spent on detailed design.

  3. Design and estimate

Drawings and an itemized estimate you can compare line by line.

  4. Approvals

Permits, HOA or covenant approval and any engineering the structure needs.

  5. Construction

Scheduled trades, inspections at each stage and written change orders priced before any change is built.

  6. Final walkthrough

Final inspections, a walkthrough with you and a closed-out punch list.

Turnkey construction questions

Still unsure? Ask us directly and we will answer in plain terms.

What does turnkey construction mean?
One company takes responsibility for the whole project: planning, coordinating design, permits, trades, materials and inspections, through to a finished space you can use. You sign one contract and have one point of contact.
What is the difference between design-build and a general contractor?
In a traditional project you hire a designer first, then take the finished drawings to general contractors for bids. In design-build, one team is responsible for design and construction together. Our turnkey approach gives you a single point of responsibility, with design work done by licensed professionals where the project requires it.
Do you provide architectural plans?
We coordinate the drawings your project needs, working with licensed architects, engineers and residential designers. If you already have an architect, we build from their plans.
How are changes handled during construction?
Every change is written up and priced before the work is done, so the cost of a change is clear when you approve it.
Can you manage HOA or covenant approvals?
Yes. We prepare and submit HOA, deed-restriction and covenant applications along with city or county permits.
