Areas we serve across Greater Houston

We build across the Houston metro, from The Woodlands and Conroe to Katy, Sugar Land and Pearland. Each community has its own mix of city permits, county rules and HOA requirements, and we plan for them from the first visit.

North of Houston

The Woodlands

Master-planned community in Montgomery County

Master-planned community, including private enclaves such as Carlton Woods; exterior projects such as patio covers and additions usually go through covenant review before construction.

Spring

Unincorporated community in Harris County

Much of Spring is unincorporated, so HOA and county rules often matter more than a city permit.

Conroe

City in Montgomery County

City permits inside city limits; county floodplain and septic rules on rural lots outside them.

Magnolia

City in Montgomery County

Acreage and rural lots where site preparation, septic and wells are part of many projects.

Montgomery and Lake Conroe

City and lake communities in Montgomery County

Lakefront and acreage properties; floodplain status and shoreline rules shape what can be built.

Tomball

City in Harris County

A mix of city-permitted lots and unincorporated subdivisions with their own deed restrictions.

Kingwood

Houston community in Harris County

Part of the City of Houston, with active community associations that review exterior changes.

Houston and close-in communities

Houston

City in Harris County

City of Houston permits through the Houston Permitting Center; floodplain rules apply in mapped flood areas.

River Oaks

Houston neighborhood in Harris County

A City of Houston neighborhood with long-standing deed restrictions and a property owners’ association that reviews new homes and exterior changes.

Tanglewood

Houston neighborhood in Harris County

A City of Houston neighborhood near Uptown whose deed restrictions apply to new homes, additions and exterior work.

Memorial and the Memorial Villages

Houston area and separate villages in Harris County

Memorial is part of west Houston. The Memorial Villages, such as Bunker Hill Village, Piney Point Village and Hunters Creek Village, are separate small cities, each with its own permits and plan review.

West University Place

City in Harris County

A separate city surrounded by Houston, with its own building permits and zoning rules for new homes and additions.

Bellaire

City in Harris County

A separate city with its own permits and zoning; parts of Bellaire lie in mapped floodplains, which affects new homes and additions.

West and northwest

Cypress

Unincorporated community in Harris County

Largely unincorporated with many HOAs; county floodplain rules apply in parts of the area.

Katy

City in Harris, Fort Bend and Waller Counties

Many "Katy" addresses are unincorporated, so permits depend on the exact location.

South and southwest

Sugar Land

City in Fort Bend County

City permits and active HOAs across most neighborhoods.

Pearland

City in Brazoria, Harris and Fort Bend Counties

City permits; parts of Brazoria County fall in the state’s windstorm-designated area.

Luxury custom homes and high-end residential construction

In River Oaks, Tanglewood, Memorial and the Memorial Villages, West University Place, Bellaire and Carlton Woods in The Woodlands, we take on custom homes, teardown-and-rebuild projects, major renovations and turnkey construction.

These are places where deed restrictions, architectural review and separate city or village permits shape a project long before construction starts. We plan for that review from the first visit, the same way we do for every project across Greater Houston.

Service area questions

Still unsure? Ask us directly and we will answer in plain terms.

Do you work outside these communities?
Often, yes. Larger projects such as additions, whole-home renovations, custom homes and commercial build-outs make sense across most of the metro. Ask about your location.
Do permits differ between cities and unincorporated areas?
Yes. Cities issue their own building permits; unincorporated county areas may require county floodplain, septic or development approvals instead. HOA rules apply in most subdivisions either way. See permit services.
Is my address inside a floodplain?
We check the flood zone for every project that involves additions, new construction or major renovation, because it can affect floor heights and what the permit requires.
